Property Management
Owners of property choose a Property Management company for a variety of reasons. Often times it is because they will be absent from their property for a period of time, or live out of state and are unable to oversee their investment property.
Property Management companies are on duty 24/7 to satisfy tenant concerns and emergency repairs. They collect rent on a monthly basis and provide a Monthly Income & Expense Statement of monies collected and paid to the owner. Checks are sent directly to owners, or deposited into their designated bank account.
Rental Services
Some owners request a rental service only to lessen the possibility of getting irresponsible tenants. In this case, the management company will advertise and show the property, provide a list of screened tenants for the owner, and complete the rental paperwork. The owner then collects the rent and maintains the property himself.
Despres and Associates charges a fee for completing the rental service and a monthly fee for ongoing professional management. We have provided property management and rental services in the Monadnock Region for over 25 years.
Prospective Tenants
We have a number of properties in our Management Portfolio. While vacancies are not always available, having the application on file gives us an opportunity to call you in advance when we know a vacancy is coming up.
Good credit is always a plus; solid rental references, good job history and sufficient money coming into the household are equally important in the decision making. Most owners today prefer non-smokers and no pets. Pets are rarely accepted in multi-family apartment buildings, but sometimes allowed in single family home rentals. The usual fees involved for renting property are a security deposit and first month's rent.
